Owner-paid leasing fees

We work for the owner who hires us. Renters never pay a fee for our leasing work, and any fee they do pay is spelled out in the listing — as New York City's FARE Act requires.

Fair housing, every ad

One written screening standard for every applicant. No targeting or preference by any protected characteristic, and paid social runs under the housing ad rules.

Client money kept apart

Rent we collect is held in a client trust account, separate from our own money, and reconciled on every statement.

Homes, not hotel nights

Furnished and co-living units are leased for 30 days or more — the same floor as the rest of RentLeaks.

Before your home is listed, we check

  • Rental registration or licence with the city or county
  • Lead-based paint disclosure for homes built before 1978
  • Security deposit limits and where the deposit must be held
  • Smoke and carbon-monoxide detector rules
  • Required lease riders and notices (for example window-guard and bedbug notices in New York City)
  • Fee disclosures and who pays the broker (New York City's FARE Act)
  • Rent regulation status and registration
  • Fair-housing wording in every ad

Are you licensed?

Brokerage and property management are provided by our licensed real estate brokerage. The licence holder, licence number and states appear on every page of this section. Where we are not licensed, we work with a licensed local partner and say so in the proposal.

I live in another state. How do I sign and hand over keys?

Agreements and leases are signed electronically. Keys go to us by courier or a lockbox we install; we send a photo condition report at move-in and move-out.
